1800 Block of Hanover Avenue
The 1800 block of Hanover Avenue is often referred to as one of the premier blocks in the Fan District, a distinction it has held for decades. This particular stretch of Hanover Avenue represents a significant transition from rental properties to owner-occupied homes, underscoring its enduring appeal. A substantial portion of the block’s homes was constructed prior to the annexation of 1906, adding a layer of historical significance to the area. This block is home to a total of 29 houses, with one of the highest concentrations of single-family homes in the Fan. While one property has been converted into a duplex, the majority remain as originally designed, maintaining the integrity of the block's residential charm. The houses, built between 1903 and 1915, showcase the architectural evolution of the period, with ten homes constructed in the pivotal year of 1913.
Architecturally, the block presents an intriguing blend of styles. The eastern end of the block exudes a more Victorian influence, while the western end features greater architectural detail, reflecting the stylistic transitions of the early 20th century. Many of the homes originally had porches, evidence of which can still be seen in the brickwork where porches were later removed. The single-family homes on the western side of the block tend to be slightly larger, further highlighting the diversity of design within this small but significant area.
This block has long been regarded as one of the Fan’s most desirable addresses. Unlike other parts of the Fan District, which experienced periods of decline during the 1960s and 1970s, the 1800 block of Hanover Avenue maintained its prestige and has consistently attracted homeowners who take pride in the upkeep and renovation of their properties.
When Chris first started selling real estate in Richmond in the early 1980s, this block was one of five or six blocks in the Fan considered the pinnacle of residential living, and it remains so to this day. The condition of the homes, the attention to detail in their renovation, and the care evident in their grooming and maintenance are a testament to the block's lasting appeal.
